Following further remediation works to Work Area F, it has raised some interface issues on the courtyard site of Work Area B.
Osprey Contracts are taking the proactive approach that further investigation is required to ensure full compliance with all building regulations and standards are met. These investigation works and full remediation will be carried out at costs to Osprey Contracts. The affected apartments will be 4 and 9 Broadbridge Apartments and 77-80 Stane Grove. The alleyway will remain a fire escape route to Clapham Road if needed during our works.

As we approach the festive season, we would like to inform you about Osprey's closedown times during the holidays.
We'll be closing the site today, 20th December 2024, and will be reopening on Monday 6th January 2025.
We'd like to reassure residents that their safety and security continue to be our priority over the Christmas period, and that all works areas are secured and alarmed to prevent unauthorised access.
Site inspections will continue during the Christmas shutdown, but should you notice anything of concern or anything urgent need attending to over the closure period, here's a reminder of our out-of-hours Emergency Contact number : 07976 301613.

As we lead up to the winter months, we are noticing on site that boilers are becoming more active during the day.
Working around boiler flues is unavoidable during these remediation works and can be extremely dangerous to the workers.
Boiler flues emit harmful emissions that can build up within the enclosed scaffolding and could cause serious harm to human health.
The scaffold enclosure is fire retardant and a fire safety requirement on this project.
As we work towards improving the ventilation within the scaffold during the winter months, we kindly request and encourage ALL RESIDENTS to SWITCH OFF THEIR BOILERS during weekday site working hours of 8am-4pm.
We understand this may not be possible for all residents.
Resident cooperation with this request will be greatly appreciated by all at Osprey Contracts and will help ensure the health and safety of everyone working on this project.

Ongoing dilapidation surveys of the internal of properties are to be carried out in order to capture any issues with external walls before commencement of the works.
The captured images of the inspection will be useful to understand the condition of the property, enabling precautions to be taken before any construction work is carried out and the extent of repairs necessary to the external walls of the premises.

Further to the discovery of unmarked water pipes fixed to the back of the board we are fixing to, while the works in your area are ongoing, especially next week, could we please ask residents to keep alert and look for any possible water damage.
As you know we have taken all precautions, including external surveys, checking radiator locations in the associated flats but there are numerous randomly pipes located in the area, therefore the potential risk of a punctured pipe could arise.
Immediate action would be advantageous so with that in mind, could you please look up your plumbers contacts and keep them at hand, and of course please do let the site team know.

05/23/2024 | | During the render removal, Osprey uncovered unforeseen structural works. The consequence was that the renderers had to leave site on 8th May. Osprey have provided solutions for these works which have now been agreed with the Client and Client’s Consultants.
Further to these agreements, Osprey have procured most of the materials and have a number of operatives carrying out these remediations on works areas A and B. As soon as these works are completed, they will be inspected by the appointed surveyors and the rendering team will return to site.
In the meantime, Osprey have reduced labour on works area C but the removal of balconies and preparation is proceeding.
Osprey will begin the render removal to ensure the substrate is problem free and prepare the area ready for the renderers to avoid any further disruption to their planned works.
Osprey will make every effort to make up programme and complete the works on time but request the extensions of time to mirror the delay caused by the renderers being unable to continue at present.
